We consider our job as a profession. The rigors of becoming a licensed appraiser have increased more than ever before. So it goes without question in this day and age that real estate appraisal can certainly be dubbed a profession rather than a trade. As with any profession we are bound by ethical considerations.

We have a lot of responsibilities as appraisers, but our chief duty is to our clients. Typically, for a regular residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. Appraisers have certain duties of privacy to their clients, plus strict rules and regulations controlling with whom we share information. So, as a homeowner, if you want to review an appraisal report, you normally have to get it through your lender and not the appraiser.

Other obligations include numerical accuracy depending on the assignment's nature, attaining and maintaining a respectable level of competency and education, and naturally, the appraiser must bear a professional demeanor. There are also ethical rules that have nothing to do with whom we share information. For example, appraisers must store their work files for a minimum of five years - something else Galpin Industries diligently adheres to.
